Drawing on Brian’s 25 years of experience in a broad range of project types, Kimura Architecture will provide you with custom-tailored services and quality results. From the pre-planning stage to the final walkthrough, we enjoy every minute of the process as we create simple, efficient, and high-quality design solutions. We provide the option to work at an hourly rate so that you can select how you work with us and control your costs.

Project Management & Developer Services

BK Architecture provides flexible Project Management consulting services at various levels of inclusion. For instance, Brian can act as the project lead, taking direct responsibility for accomplishing the tasks set out at each phase of the project. Or, he can work as a consultant, providing guidance, answering questions, and providing recommendations for any issues pertaining to your project.

 

How we create great spaces

Understanding your needs and goals

First, we’ll listen to you and work together to map out your vision for the project. This involves asking you lots of questions, determining how the idea works on the site, preparing for financial undertakings, and figuring out the timeframe for design, permitting, and construction.

Everything starts with good planning

From financial proformas to project budgets to forecasted schedules, we’ll work up detailed documents to prepare you for the project to come. We’ll help you understand overall project costs, ROI, financing, and leasing rates. We can also provide guidance and materials for acquiring grants and financing.

Visualizing your ideas

The site planning and design sketch phase is often the most exciting part of the planning process. We create detailed site planning and design sketches to help you understand how a project is situated. These drawings will help you visualize size, form, orientation to site features, sun and wind orientation, and site access. With our 3D computer models and photoreal walkthroughs, you can get to know your project and make well-informed decisions.

Developing a design

Through an iterative process, we will fine-tune and develop all the details of the project. Once you sign off on the design, we can get to work creating the technical documents used for permitting, bidding, and construction.

Applying for a building permit

Now that we have designs in hand, we can help you with zoning and building code analysis. We’ll guide you through the process so that you can get your project approved and permitted for construction.

The building process

Throughout the building process, Kimura Architecture will remain by your side. We’ll be here to answer questions, provide quality control, attend site visits, and complete a final walkthrough.

Build a team of trusted professionals

We’ll help you build a project team consisting of Engineers, Surveyors, Contractors, Brokers, Leasing Agents, management companies, lenders, and grant funders. We’ll meet with City Code Officials and Inspectors at various stages in the development of your project to ensure that your project is in compliance. If your project is an investment property, we can help prepare you to work with attorneys, leasing agents, management companies, and lenders.
